Just wanted to give you a little update on what we have been up to at Tax Lien Training.
Our May group was able to purchase a condo for $5,800 this month at a Tax Deed Auction in Texas!
This condo will rent for $650 dollars a month and guess what, there is no mortgage so the property will cash flow substantially.
Here in Canada where I live, $5,800 would not even qualify for a down payment on a one bedroom condo. I would be lucky if I could find a condo for under $175,000 in a decent neighborhood that cash flows even $100 a month after expenses.
This is why we buy at Tax Sale Auctions in Texas! Not only is the rental market strong in Texas but we have an excellent team in place including property managers who help our students cash flow the properties they acquire at the tax sales. We are not buying on speculation, but on market fundamentals and cash flow.
Our group also bought two houses paying roughly 40% of market value.
Not a bad trip!
This will be a very busy and exciting summer for us as we have plans to expand into Dallas, Austin and San Antonio.

You will also attend a two day event with us in Houston Texas where we physically visit 20-30 properties going to a Tax Deed auction and then the next day we will attend a live Tax Sale together. Its ALOT of fun and can be very profitable too!
